An unfinished shell villa or an old villa reaches this state after infrastructure control; room layout is the last step.

What is the core difference between an unfinished shell villa and an old villa?

An unfinished shell villa has its shell construction completed but its interior has never been lived in; an old villa has been lived in for years and its infrastructure has worn down over time. In a shell villa you look for work left incomplete; in an old villa you look for work that has worn out — both start with an infrastructure check, but the checkpoints differ.

A buyer of an unfinished shell villa can lay out the rooms however they like, but that freedom does not skip reading the plumbing and wiring inside the concrete frame. A buyer of an old villa can change the existing room layout, but first needs to know whether the aged infrastructure beneath that layout still works.

Which risk is more likely in which villa?

In an unfinished shell villa the risk is usually something left incomplete or unconnected; in an old villa the risk is usually something that works but has reached the end of its service life. The table below summarises this difference under four headings.

Risk difference between an unfinished shell villa and an old villa
TopicUnfinished shell villaOld villa
Plumbing/electricalLeft in place but possibly unconnectedConnected but possibly worn or blocked
InsulationPossibly not done at all or left half-finishedDone, but may have reached the end of its service life
Level differencesUsually none; the structure is newBuild up over the years through settling and partial renovations
Manhole/drain connectionMay be left unconnectedMay be cracked by roots or ground movement

What is the first step common to both?

In both cases, renovation does not start with room layout or paint, but with checking clean water, waste water, electrical, the manhole connection and level differences; these five headings determine what is looked for in each type of building.

We covered the separate checkpoints for an unfinished shell villa and an old villa under each of these five headings, and how they are measured on site, item by item, in our Things to Know Before Starting Villa Renovation article; this article summarises the difference, that one gives the full checklist.

Whichever villa you are considering, what is the decision based on?

Whichever type you buy, the infrastructure is read before a renovation decision is made; this reading uncovers what was left incomplete in a shell villa and what has worn out in an old villa. The room layout, paint and furniture decisions come after this reading.

Frequently asked questions about the difference between a shell villa and an old villa

What is an unfinished shell villa?

A villa whose shell construction is finished but whose interior has never been used — no paint, no flooring.

Is renovating an old villa the same as renovating an unfinished shell villa?

No; both start with an infrastructure check, but in a shell villa you look for work left incomplete, and in an old villa you look for work that has worn out.

Which villa carries less risk?

There is no single answer; in a shell villa the plumbing connection may be left incomplete, in an old villa the same plumbing may have worn out. Both need to be checked on site.

Where is the full infrastructure checklist?

We covered clean water, waste water, electrical, the manhole connection and level differences item by item in our Things to Know Before Starting Villa Renovation article.
